live in the world with prices to match. If you are moving from
anywhere in the U.S. other than New York City or Hawaii, then be
prepared for sticker shock. Use the guide below to orient
yourself to the price realities of Marin.

In general, the closer you get to San
Francisco, the higher the prices. Many Marin residents work in
the City and a shorter commute is worth plenty. Southern Marin
usually includes Sausalito, Mill Valley, Tiburon and Belvedere.
Central Marin usually includes Larkspur, Corte Madera, Greenbrae,
Ross, Kentfield, San Anselmo and San Rafael. West Marin
includes Muir Beach, Stinson Beach, Fairfax and a few other small
towns. North Marin includes Novato, Terra Linda and parts of
San Rafael.
Price Range of $0 - $400,000
In Southern Marin there is almost
nothing available in this price range. Occasionally, a small
one bedroom, one bath condo may come on the market for less than
$400,000.
In other areas of Marin, there are
one and two bedroom condos available in this price range. Most
of these are in Novato or Fairfax. There are virtually no
single family homes in Marin for under $400,000.
Price Range of $400,000 - $600,000
In Southern Marin there is a good
choice of two bedroom condos in the $400,000 to $600,000 range.
Monthly homeowners fees run around $200 to $400 a month on average.
A few fixer homes on smaller lots can be had in this price range.
In other areas of Marin, there are
many condos and a decent selection of two, three and some four
bedroom homes. Novato has a good selection of nice suburban
tract homes available in this price range.
Price Range of $600,000 - $1,000,000
In Southern Marin there are some very
nice luxury condos available and a large selection of livable homes.
The average price of a Mill Valley house is around $1,000,000.
Still, there are very few properties under $1,000,000 available in
Tiburon and Belvedere in Southern Marin and Ross and Kentfield in
Central Marin.
In other areas of Marin, this is the
sweet spot. Some very nice homes are available in this price
range. A three or four bedroom house with around 1,800 square
feet and a flat, sunny yard can be found in Central Marin. A
few luxury homes are available in this price range in Novato.
Price Range of $1,000,000 -
$1,500,000
In Southern Marin this is the price
range were properties begin to look nice. There is a large
selection of three and four bedroom homes priced in this range and
there are usually more buyers than sellers. This is a very
active segment of the market. This is entry level for Tiburon,
Belvedere, Ross and Kentfield.
In other areas of Marin, very nice
new and remodeled homes over 2,500 square feet are available.
Price Range of $1,500,000 -
$2,000,000
In Southern Marin you can find new,
remodeled and large homes in this price range. Four and five
bedroom houses with all the standard features are available in this
price range.
In other areas of Marin, this is the
high end of the market. Larger estate type homes begin to
appear with larger lots and living areas.
Price Range of $2,000,000 -
$3,000,000
In Southern Marin this price range
opens up most of the luxury market. Generally there are more
sellers than buyers in this price range.
Price Range of $3,000,000 and above
This represents the high end in
Tiburon, Belvedere and Ross. A handful of properties in other
areas of Marin can sell in this range each year.
